What usually happens after a heavy storm

A rough sequence. The timing on your lot depends on soil, slope and how close the downspouts discharge.

During the storm
Gutters overflow, downspouts dump at the foundation, and water runs along driveways and alleys toward the house.
First several hours
Water soaks backfill soil next to the foundation, which is looser and more absorbent than undisturbed ground.
Overnight to next day
Moisture reaches the wall or slab joint. A damp line may appear, or nothing visible at all behind finishes.
One to three days after
Musty odor peaks as damp materials, dust and stored items warm up and give off odor.
About a week later
Surfaces dry and the smell fades, until the next storm repeats the cycle.

Storm-day mapping checklist

The best data comes during and right after rain. Keep this list handy for the next storm.

What the map is telling you

  • IfDamp shows on the uphill side of a sloped lotThenSurface and shallow subsurface water is running toward the house. Regrading, a swale or extended downspouts are the first conversation.
  • IfDamp appears under one windowThenLook at that window well: drainage, cover, and whether the well's base sits below the window sill.
  • IfDamp is along the floor-wall joint all aroundThenWater may be rising from below as soil saturates. A waterproofing contractor can discuss drain tile and sump options.
  • IfDamp follows a crackThenWater is entering through that crack. See whether it is active and whether it's moving; a structural opinion may be wise.
  • IfNothing visible but the smell still spikesThenMoisture may be entering behind finishes. Inspection holes at the base of the suspect wall will tell more than another treatment.

Why hilltop lots still get wet basements

It's tempting to assume a house on high ground stays dry. The neighborhood's name aside, what matters for a basement is the few feet around the foundation. Many Hilltop and Crestmoor lots slope from front to back or side to side, and an uphill wall receives water from the whole slope above it. Rebuilt homes with deep basements put more wall below grade, giving water more surface to reach.

Front Range summer storms often drop a lot of rain in a short time, and hail can clog gutters with ice and debris within minutes. That combination overwhelms drainage that is fine in a light rain. Older homes may also have original downspouts that empty right at the wall, or connect underground to pipes that are now broken or blocked.

The good news is that the fixes for this pattern are often outside the house and modest in scope. Fixing them before spending on interior odor treatment is the order that saves money.

Common questions

Can I connect my downspouts to the sewer?

Connecting stormwater to a sanitary sewer is generally not allowed. Ask Denver's wastewater agency, or your city's public works department, about rules for downspout discharge.
